The Netherlands is facing a significant shortage of student housing, a problem expected to worsen in the coming years, according to real estate advisor CBRE.

The firm stressed that the current plans for student accommodations must be doubled to address the growing demand and alleviate the shortage.

Many students currently reside in regular rental properties, which are not specifically intended for student use. However, CBRE predicts that these homes will gradually disappear from the rental market due to changing tax policies.

As a result, students will be forced to seek housing elsewhere, but the available student accommodations will be insufficient to meet demand. This will exacerbate the already difficult housing situation in most student cities across the Netherlands.

CBRE foresees major issues in the short term in prominent student cities like Groningen, Amsterdam, Rotterdam, and Tilburg, as well as in smaller cities such as Zwolle, Haarlem, and Den Bosch.
